A new beginning to an old end

     The Title may be confusing, but simply put I am no longer  Real Estate Broker.  I can now help Clients and Myself with out the burden of a Broker’s license.  This mean I can help a client Buying or Selling with my best and honest opinion of how to proceed with their real estate.  I cannot list your property or sell your property, but I can give you my opinion, on the property and recommended a qualified agent if that is what is needed.

     I have vast and long history in Commercial, Investment and Land Real Estate, I can also help you in financing and exchanges, again I will have to help you in these areas with a qualified Broker or Attorney, but with my experience in these fields I will be able to guide you to a successful end of your Real Estate venture.

     I can work in most Western States, but most of my experience as been in Arizona and Colorado, each state as their own laws and this will be an area where legal advice comes in.

Buyer Broker/Agent

Going to expound a little bit about the advantage of a Buyer Broker.

     1.  A Buyer Broker/Agent works solely on behalf of the Buyer to promote the interest of the Buyer with the utmost good faith, loyalty and fidelity.

    2.  This will be disclosed to the Listing Broker if any and a  Brokerage Disclosure to Seller for Properties for Sale by owner.

    3.  A separate written buyer agency agreement is required which sets forth the duties and obligations of the broker and the buyer.

   4. I am a licensed Colorado Broker, and these are Colorado Disclosures, each state will have similar but different requirements.


     Now that I have spelled out what a Buyer/Agent duties are.  I am big believer that a Broker can only represent one Person, LLC, or Corp. and do it fairly.  I am not out looking for properties to list and will be representing Buyers only.  All properties that you will see on my website will be listed by other Brokers, or For Sale by Owner.  I would be very interested in representing your interests  in pursuing information and possible purchase of these properties.  I also would be interested in knowing about properties that are not listed and a seller would like to sell without listing, my interest here would be to bring a Buyer which I would represent. Seller in this case would need  a legal representative to help in consummating a sale.

   I do work out of the state of Colorado so if you have a property in another state you are interested in, please feel free to contact me.

Without getting to wordy let’s discuss what Land is and what we think of when we realize Land is important as-water and air to all species on earth.  We look at land and think of a thousand different uses from the time we are born, until the time we leave this Land.

Now let’s move on to my passion with Real Estate and Land in particular.  We use the Land  for our life pursuits of all things life, we use for the basics of Land for shelter, food, and just survival.  We work, play, and just enjoy looking at the beauty of the land.  I am not going to go into the chemical make of the earth we live on, but just think of what we extract from Mother Earth to make our lives possible.

What we do with Land is everything, from the mountains were our water is born and runs on top or underneath as groundwater. This simlfies were water comes from but it al goes back to the Land  and without these two ingredients plus air we have no life.

This brings us to what we do as a people with Real Estate or (land). We improve it and we destroy it, both very important to civilization. Let’s hope we learn from destroying it we need to restore it also. I guess when I think of these two things, I start thinking of what we do with it from mineral extraction to improve it to the extent that the price of Land is so valuable from the locations we have created that only huge corporations can afford it for what ever purpose the need is for.

Land becomes very political and we have governments telling what we can and do with our land I use the term to include both private an public land.  This I believe to be both good and bad, we need some structure here or there would be chaos.

My paticlar interest in land comes from the farm and ranch, and has developed in to much more, including commercial and Investment uses of  real estate. My education never stops and has become what  I call Western Land .

Navajo Generating Station



Hope everybody is having a great Labor Day week-end, nice and warm here in Western Colorado.
I am ready for fall and a cool down, and all the good weather that usually favors us in this part of the
Rocky Mountain West and High Desert Country.

Today I am going to attach an article and series of articles that AZCENTRAL as been presenting in regards to the Page Arizona, Navajo Generating Station owned by several utilities, operated by Salt River Project in Phoenix.  There are a series of articles that you can click on after you click on AZCENTRAL link I have provided at the bottom of the page that will give you a pretty good understanding of what is going with generating plant and the the situation there

There is a lot of controversy going on about coal in the west.  Black Mesa from what I understand is the biggest coal project in the US and feeds the the Navajo Generating Station and employee's a work force made up of 90% Native Americans.  This Utility is planing on shutting dow in 2019.  This will be a big blow to the Navajo and Hopi tribes that mine the coal on Black Mesa which is located near Kayenta AZ.   We are seeing natural gas becoming a cheaper form of energy and much cleaner, this being the primary reason for the shutdown.

The attached link will cover in great detail what is happening on the Reservation in regards to the planned shut down.  If you have been South of Kayenta you will be familiar with the mine location and the electric train that hauls the the coal to the generating station.

Happy Monday every one, just wanted to let anybody that needs good horse hay click on Western Land under the picture for an active link to my website for more info.

Here in Colorado we are having a pretty wet moonsone season, hope we can get the second cutting of hay in the barn with out getting it rained out.  Will just have to see what the rain gods have to say about that.

On the Real Estate-side of things looking for an income producing property would prefer Western Colorado, but would consider else where. Preferably commercial investment

Also if there is somebody who would like to sell a property, commercial, investment, farm and ranch without putting it in the MLS more of a low key sale without everybody knowing you want to sell, let me know might be able to help you out there.  I also have some ranch  properties in Arizona that are not listed at the current time that investors would like to sell let me know if you have some interest there.

Seems to be a lot of High end properties in the west that are not selling real well right now might be the time to think about looking.

I have not used my Real Estate Southwest blog for sometime now, thinking now is the time to resume, using my thoughts and publishing timely articles on mainly real estate  and water in the west.  I promise to try and avoid politics only in the sense that it pretains to the blog or articles  being published.
